With both of our campaign strategies, our entire focus is on you achieving the highest possible price for your home. The only difference is that with Open By Owner, you will hold the open house and appointments and in saving us time, you are saving yourself money.

All you need to do is attend a few open houses and you will be shocked at how little most agents know about the property they are selling! Many owners know more about their property, its history, what they love about it, their neighbourhood and facilities. Any agent will tell you, we aren’t paid to hold open houses or viewings, we are paid to effectively market and negotiate the sale of your home. With Open by Owner, we will manage these processes for you, leaving you free to show buyers & share what you love about your home.

Whilst the campaign model has been proven to be hugely successful, it is not right for everyone. If you are short on time, have a tenanted property or just not comfortable in chatting with buyers about your home, you may be better served in having us manage the entire process for you, including open house & private appointments.

We manage the critical elements of the sale ie marketing, buyer management, negotiation and management of the exchange through settlement process. However, because we are not doing the property viewings, we are saving time and can pass these business cost savings onto you in the form of heavily reduced fees.

You will be supported by our Director of Sales, Georgie Kelly, every step of the way. A licenced real estate agent, Georgie has over 25 years of real estate experience having spent a collective 20 years working at both LJ Hooker & McGrath Estate Agents. Georgie is only ever a call or email away.

For many home owners, this is often one of the most daunting parts of selling. As part of our appraisal process, we will discuss any recommendations to maximise the sale price for your property. We have an experienced team of tradespeople and stylists and can project manage the entire process if you would like us to. Our clients often come to us with their home or investment property that may be looking a little tired and give them a cost-effective and profit focused refresh to maximise the sale price.

We can find buyers for a good property at any time of the year. However, if your home has seasonal appeal, such as beach access in summer or a beautiful garden in spring, it’s worth waiting for those months.

A well-presented home usually sells faster, and at a higher price. During our initial market appraisal, we can provide our presentation & styling recommendations. Often this starts with de-cluttering – putting excess belongings and furniture into storage to make your home look bigger. A simple garden tidy up ensures the front of your home has strong curbside appeal and makes the right first impression. We offer both decluttering services and in-house styling to help you accentuate your property’s wow-factor.

There are 3 main ways to sell a property in Australia, Auction, Private Treaty and Tender / expression of interest. In making a recommendation as to which method of sale is best for your property, we will assess the kind of property you are selling, its location, the condition of the real estate market, how quickly you want to sell and your personal preferences.

Whilst the time on market depends on a number of things, such as; location, price, market conditions and supply v’s demand, our properties generally take between two and six weeks to sell. Our selling strategy is with a clear focus on selling your property as quickly as possible whilst simultaneously finding you the best buyer willing to pay the best price. We know we can achieve the best price within the first 30 days of a home being on the market so we focus our energies on achieving that.
